Policies & Procedures

The information posted here is intended to familiarize all residents of 20 East 9th Street with the policies and procedures established by the Board of Directors for the smooth and orderly operation of the building. The policies and procedures described here may be changed at any time without notice.

Apartment Keys

All keys are kept in a Key Track system, for emergency situations.  If we are in need of access in an emergency situation, the staff will make all attempts to reach you via email/phone.   Any residents who opt out of giving management a set of keys and emergency access is necessary all costs associated with a locksmith and or any other damage will be charged back to the owner.  Please keep in mind that this request is in the interest for the safety, health and wellbeing of all residents. Your cooperation is appreciated.

Bike Storage

Bike storage is available on a first come, first served basis. The cost is $5 per month per bike. Terms and conditions are detailed in the agreement form which is available here or from the managing agent.

Exterminator

The Building Exterminator is on premises every Tuesday morning.  Please contact the concierge desk at 212-254-1800, to schedule the appointment.

Front Desk Instructions

Residents of the building can leave an instruction for the Front Desk through the BuildingLink site.  Example instructions include allowing staff to let your housekeeper in every Thursday, or to allow visiting relatives admittance. You can also specify when an instruction should expire.

Health Club

Our spacious 2,000 square foot facility contains a variety of equipment that can more than satisfy everyone - older or younger, novice or dedicated bodybuilder. Open from 6 AM to 10:30 PM with multiple cardio-vascular machines, the gym can service many members at one time, even at peak hours.

Based on member suggestions as well as input from professional trainers, the facility is periodically upgraded by the addition of new and better equipment as well as the replacement of apparatus that is worn or rarely used.

 
 

Equipment Includes:  Treadmills (4), Stationary bicycles (4), Stairmasters (2), Cross Trainer, Leg Extender, Chest Fly, Smith Machine, Cable Crossover, Back Leg Extender, Lat/Low Row Cable Pull, Thigh Master, Butt Blaster, Rowing Machine, Roman Chair, Sit-up Bench, Weight Benches, Assorted Weight Sets (3), Weight Bar, Stretching Bar, Ab Cruncher

Visiting trainers are duly impressed when entering our health club for the first time and marvel at the extent and quality of our equipment.  Not only does the club provide obvious health benefits, but also serves as an excellent source for neighbors to meet and get to know one another better.  We're very proud of our health club and when you see it, and hopefully become a member, you'll feel that way too.

Home Insurance

Proof of insurance must be provided to this office prior to closing, evidencing Personal Injury in the amount of $300,000. Each year the owner is responsible for sending a copy of the updated insurance to the managing agent, located in the building.

Laundry

The laundry room is located in the basement. The laundry room may be used 24 hours a day, seven days a week.

Mail and Package Delivery

All packages and dry cleaning are received and logged into the BuildingLink system at the concierge desk.  You will receive an automatic email once the item is placed into BuildingLink.   Residents must sign for all packages received.

Moving In/Moving Out

You must clear all move in and move outs of the Building with the Resident Manager Mr. Miller, at least one week prior to your anticipated date of the move.  A move in /out deposit is required in the amount $1,000.00, that will be held until your move is complete. Your deposit is held to cover damages to the building, and if no damages are found the security deposit will be returned by the Managing Agent.

Move INS and Out may only occur Monday – Friday 9:00 AM to 5:00 PM, and Insurance must be submitted in advance.

Shareholders wishing to make use of the children's playroom should complete the following forms.

Recycling/Trash

New York City has enacted strict guidelines for the proper recycling of certain items. Presently these include glass, plastic, aluminum cans, magazines, corrugated boxes and newspapers. There are garbage and recycle receptacles on the West stairway landing on each floor. If you find that the receptacles are filled, please call the doorman at 212-254-7334 and request that the garbage be emptied. In addition, you can bring your garbage to the basement. If you have a large amount that will not fit in the receptacle, please bring it to the basement or call a staff member to remove it from your apartment.

Request Repairs

Residents should use the BuildingLink site to request repairs.  You will be asked to state the problem that requires attention, and specify if the maintenance crew can enter your apartment. After the management reviews your request they will contact you. After you place a request you can edit it, delete it, or check on its status by clicking “Edit/View Details”. To view a history of your past requests, click the checkbox with the text “Include Closed Requests.”

Resale Procedures

The Purchase Application is available here or from the managing agent. The application requires personal and financial information needed by the Board to assess the prospective purchaser. Please return completed applications to the Managing Agent for review. After the Managing Agent reviews and verifies the information submitted, they will set up an interview with the Board of Directors. The Managing Agent will notify the purchaser's attorney of the Board's decision and, if approved, a closing date will be scheduled.

 

 RESALE PACKAGE:  Submit one (1) Original with SS#'s and two (2) hard copies with NO SS#. and (4) Disks.

Roof Garden

The Roof Garden is a haven for the quiet enjoyment and socializing of shareholders. The garden is open for access during the hours of 8:30 am to 10pm weekdays and until 10:30 pm weekends.
